RIVERCROFT

Lots 2 & 3, A Subdivision of 196C Pukemapu Road, Oropi

Oropi’s increasing popularity as a lifestyle destination is well deserved, with its quick, easy access to Tauranga’s CBD, Grace and Tauranga Hospitals, the Mount, Tauranga Airport and further afield, all via SH 29A at the bottom of Oropi Road. Surrounded by rolling rural greenery and pockets of native bush, there are levels of quiet not found in other locations equidistant from town.

Pukemapu Road is positioned at the very start of Oropi and benefits from the Waimapu Garage and Gull Oropi service station at its entry.

The prime location of these sections is matched by their aspect and outlooks. Both offer easy, curated pedestrian access to the Waimapu Stream and feature only quality, usable land inside their refreshingly symmetrical title boundaries.

New to the market and awaiting title, just two sections have been created, offering an exclusive, high calibre opportunity for the creation of one or two outstanding residences of distinction. With clear intention, the scene has been set from conception; the development of an attractive driveway, planting, and post and rail fencing suggests the standard of things to come...

LOT2

Lot 2 offers near flat land over a larger site and includes the driveway on title. A site Due Diligence Geotechnical Report with CMW Geosciences has determined that typical residential construction should be possible over the majority of the Lot 2 site with only minor cut and fill and potentially some retaining, but no slope mitigation. This Lot also benefits from access to a shared water agreement historically established with the 196 Pukemapu Road subdivision.

LOt3

Lot 3 offers a gently sloping smaller site, providing a more elevated outlook with an access easement over the established driveway. A Proposed Rural Residential Subdivision Geotechnical Investigation Report conducted by CMW Geosciences confirms site suitability for resource consent. It includes a nominated mid-site building platform and provides a comprehensive starting point for further building design and consent work.

The establishment of a water bore has been investigated at approximately $30k, including all equipment except tanks. A bore could be established instead of, or alongside, a roof rainwater collection system for domestic water supply.
