Bendemeer estate

Overview

Threepwood Farm is a 150 ha private estate on the western shore of Lake Hayes including 42 residential titles, a working sheep-farm, shared recreational amenities and strong protective covenants. A residents’ association (TFRA) owns the common land through its subsidiary Threepwood Custodians Ltd and is responsible for all infrastructure, farming operations and estate‐wide standards.


A Brief History

Pre-2000s
Threepwood had been run as a family sheep farm since the mid-1930s

2003-04
Subdivision and land-use consents were granted by Queenstown-Lakes District Council (QLDC). Landscape, ecological-restoration and design control plans were locked in via consent conditions and are reproduced in the TFRA Constitution (Schedule 1)

2005-08
Infrastructure (sealed roads, reticulated stock water, tennis court, pavilion) constructed; covenant & easement network registered on every new title.

2009
Titles issued; TFRA incorporated under the 1908 Incorporated Societies Act. First levies were set at $152.66 per month. Since then, these have only slowly increased to $325 per month.
