NORDIC COUNTRY

10 Ellen Johnson Terrace, Lake Hayes

This alpine country home was conceived by Team Green Architects, a firm highly regarded and recognised as leaders in energy efficient and passive house design. Having been a wonderful family home for just over 10 years, the time has now come for new owners to enjoy the quality of life and lifestyle this unique property and dream location offers.

SHADOWMAP

New Feature

We invite you to try out this recent addition to our marketing platform. Shadowmap is a tool for visualising and understanding how the sun tracks in relation to a property throughout the year.

Important Notes:

  • We’ve tested this against real-life, on-site conditions and it’s generally been very accurate. However, it doesn’t account for the extra sunlight that passes through deciduous trees during the winter months, which in many instances is a significant difference.

  • This tool is most user-friendly on desktop/laptop devices.

  • Be sure to try out the sliders, which allow you to select different dates and times of the day throughout the year.

The landscape includes fields, houses, and mountains in the background, with property boundary also marked in blue for neighboring land designated as protected rural land.

COMMUNITY

Set within the serene Threepwood Farm community, the property enjoys a peaceful yet convenient location. A short walk from the shores of Lake Hayes and with direct access to Queenstown’s trail network, the area is known for its friendly neighbourhood feel, rural charm, and panoramic mountain views. Its proximity to schools, transport links, and commercial centres makes it as practical as it is picturesque. Protected rural surroundings ensure that its natural beauty will remain unspoiled.

DESIGN & LAYOUT

Set at the northern end of its near two-acre lot, the home is relaxing, flexible and spacious, with accommodation spread across both levels and substantial garaging, servicing and ancillary spaces. With a warm, sun-soaked and inviting atmosphere throughout, it’s very easy to imagine living here.

Designed using Passive House principles, this home demonstrates the effectiveness of Kingspan Tek "SIPs" Panels with their insulation value of R5.2. Highly efficient and effective, the house achieved a very high level of air-tightness using the SIPs panels and Proclima Tescon Vana tape around New Zealand thermally broken aluminium windows. A balanced heat exchange system is utilised to retain heat, and provide ventilation.

STEP OUTSIDE

Beyond the home’s picturesque surrounding gardens and grounds, a further acre of flat pasture will inspire the whole family to spend more time outdoors – planting edible gardens, creating mountain biking jumps, spreading seeds and watching as a wildflower field grows. The space here also allows for vehicle storage and among other practical benefits.
