FRINGE BENEFITS

103 Toms Creek Road, Gibbston Valley

103 Toms Creek Road is a newly constructed, high-specification luxury residence positioned within one of New Zealand’s most distinct and tightly curated lifestyle environments. Located in Gibbston Valley Resort’s premium residential precinct, The Reserve, this freehold property represents a rare opportunity to secure a turnkey architectural home in the heart of the “Valley of the Vines” - a landscape defined by rugged schist mountains, the Kawarau River Gorge, and world-renowned Pinot Noir vineyards.

Set on a substantial 1,699 square metre site, the home offers approximately 396 square metres of total footprint, including expansive outdoor patios designed to bridge the indoor-outdoor divide essential for alpine living. Configured across four bedrooms, 3.5 bathrooms, multiple living pavilions and a triple garage, the residence has been crafted as a flagship display home by David Reid Homes Queenstown, delivering premium build quality and enduring thermal performance.

Architecturally, the home is designed by Michael Cooper Architects, adopting a refined Pavilion Style vernacular that breaks the form into distinct wings connected by glazed links, echoing the rural shed structures of Central Otago while sitting quietly within the landscape. Materials such as Yakisugi-charred cedar and locally sourced guillotined schist provide a palette that feels both contemporary and deeply grounded in place.

The property’s lifestyle value is inseparable from the wider Gibbston Valley Resort ecosystem, a multi-generational development led by the Griffith family and currently entering a pivotal delivery phase, with major amenities scheduled to open in early 2026. Residents enjoy privileged access to the winery, cellar door, cheesery, bike centre, lodge and spa, alongside the future Vintner’s Village and Country Club, creating a setting that blends relaxation, community and active recreation.

At the heart of this emerging resort lifestyle is the Gibbston Valley Golf Club, a nine-hole course designed by New Zealand golfing legend Greg Turner. Sculpted along the river terrace above the dramatic Kawarau Gorge, the course offers broad undulating fairways, intricate greens and a playing experience that Turner describes as “entertainment golf of the 21st century”.

The social rhythm of the resort is further enriched through curated events and hospitality experiences, from wine blending weekends to golf gatherings, reflecting Gibbston Valley’s signature sense of warmth and connection. As Executive Managing Director Cristina Griffith writes, summer here is “a season of openness… the valley hums with movement, and the vineyard feels less like something to observe and more like something to be part of”.

103 Toms Creek Road is, in every sense, an architectural and lifestyle asset: a high-spec, lock-and-leave residence within a rare alpine viticultural resort zone, offering immediate quality today and the promise of a fully realised community tomorrow. It is a home shaped by thoughtful design, exceptional craftsmanship, and a setting that is both raw and refined - where vineyards, fairways, mountains and modern living converge.

Residents enjoy the 1,000 acre Gibbston Valley™ Station as their private playground. Amenities include the Vintner’s Village with artisan shops, café and garden centre, the Gibbston Valley™ Golf Course, and the Country Club with spa, wellness centre, restaurant and gymnasium. Gibbston Valley™ Winery is quite literally on the doorstep, with access to its restaurants, Cellar Door, Cheesery, Bike Centre, events venue and the Gibbston Valley™ Lodge & Spa.

The Resort’s flagship residential release, The Reserve, occupies 116 acres and retains its rugged countryside feel. Expansive views of the river terrace, golf course, Kawarau River and Crown Range define the setting, while a selection of spacious land packages ranging between 1,500 and 2,600 sqm creates an exclusive neighbourhood. The golf course is sculpted along the lines of the river terrace, carefully designed to preserve open spaces, trees and water features, delivering what Greg Turner describes as “entertainment golf of the 21st century”.

Located in the heart of the Central Otago wine region, the Resort is just 24 minutes from Queenstown Airport, 28 minutes from central Queenstown and 50 minutes from Wānaka. It is a place where vineyards, mountain air and community converge, creating a lifestyle that feels both grounded in the land and connected to the wider region.

As Executive Managing Director Cristina Griffith reflects, summer at Gibbston Valley is “a season of openness… the valley hums with movement, and the vineyard feels less like something to observe and more like something to be part of”. That spirit of connection, care and considered growth sits at the heart of Gibbston Valley™ Resort, where owners and guests are invited to experience more than a destination, but a way of living shaped by land, wine and community.

Greg Turner is a distinguished New Zealand golf course designer and former touring professional whose deep understanding of the game informs every layout he creates. Based in Queenstown, he has applied his playing experience to shaping courses that respond to landform, playability and character. Turner’s design work includes the new nine-hole Gibbston Valley Golf Course near Queenstown, Millbrook Resort’s Coronet 9, and the redesign of the championship course at Royal Wellington Golf Club in Wellington, as well as involvement in the upcoming Hogan’s Gully project with Gil Hanse.

Work on the Gibbston Valley course reflects his commitment to creating a compelling golfing amenity that feels at one with its dramatic setting above the Kawarau Gorge. As Turner has said about the project, “The course lies between the main state highway and the dramatic Kawarau River, providing an extraordinary combination of river gorge and mountain views,” highlighting how terrain and backdrop shape his routing choices.

Turner’s designs balance strategy and enjoyment for a wide range of players, placing emphasis on natural features rather than unnecessary embellishment. His work continues to enhance New Zealand’s golf landscape by combining thoughtful routing with a respect for the environment and a passion for quality play.
