Underfloor hydronic heating, controlled by a Heatmiser thermostat and powered by a Mitsubishi Electric Zubadan heat pump, warms the principal living and bedroom areas. A separate Mitsubishi ducted heating and cooling system runs off a City Multi outdoor unit. DEVI electric underfloor heating warms the bathrooms. A Stovax built-in wood burner anchors the living wing. Hot water is supplied by a heat-pump-connected Superheat cylinder. The technology layer carries through to a Beam central vacuum, a Digital Schlage keypad, an Evnex EV charger in the garage, a Focal in-ceiling and outdoor speaker system, a structured data cabinet with patch panel, and an outdoor camera system. Powder-coated, thermally broken aluminium joinery with Low-E argon-filled double glazing wraps the envelope, tuned for the basin’s climate by a Pro Clima Intello airtight membrane and Knauf Earthwool insulation.
Outside, the northern and eastern boundaries of the lot adjoin QLDC esplanade reserve along Mill Creek, providing a permanent landscaped buffer that protects the immediate setting in perpetuity. Expansive manicured lawns are framed by hundreds of younger trees planted on-title, while countless mature trees on surrounding properties set the midground of this scene.
