THREEPWOOD FARM

Overview

Threepwood Farm is a 150 ha private estate on the western shore of Lake Hayes including 42 residential titles, a working sheep-farm, shared recreational amenities and strong protective covenants. A residents’ association (TFRA) owns the common land through its subsidiary Threepwood Custodians Ltd and is responsible for all infrastructure, farming operations and estate‐wide standards.

A Brief History

Pre-2000s
Threepwood had been run as a family sheep farm since the mid-1930s

2003-04
Subdivision and land-use consents were granted by Queenstown-Lakes District Council (QLDC). Landscape, ecological-restoration and design control plans were locked in via consent conditions and are reproduced in the TFRA Constitution (Schedule 1)

2005-08
Infrastructure (sealed roads, reticulated stock water, tennis court, pavilion) constructed; covenant & easement network registered on every new title.

2009
Titles issued; TFRA incorporated under the 1908 Incorporated Societies Act. First levies were set at $152.66 per month. Since then, these have only slowly increased to $325 per month.

2009-25
Lots progressively built on; communal farm leased; constitution, bylaws and budgets reviewed annually.

Community

A collection of like-minded individuals, couples and families - most of whom are in full-time residence. The people who have established homes within Threepwood enjoy its privacy and peaceful environment, the respectful neighbourly atmosphere, and share a love of the outdoors with many often taking advantage of farm tracks connecting to Lake Hayes and the Queenstown Trails Network.

Future Development

For so much as a single square metre of the protected rural Threepwood land to be sold or developed further, 100% of the owners would have to agree. Further to this, the entire estate is now in the Wakatipu Basin Rural Amenity Zone, making further development near impossible. Needless to say, your investment into the privacy and peace that comes with owning a home here is safe.

For clarity, the land on either side of and behind the property at 92 Threepwood Road is all part of the common Threepwood land - these are not vacant lots without homes on them.

GROUNDED

Clad in high-grade, bevel-backed cedar, the architecture is both grounded and enduring. Clean contemporary lines are softened by rich timber detailing, a nod to the region’s traditions. At its heart, the central pavilion embraces both its setting and the sweeping landscape beyond. Panoramic views unfold across some of Queenstown’s most admired rolling countryside, rising toward the commanding silhouettes of surrounding mountains, with Coronet Peak holding pride of place.

The main residence is configured for flexible living. In addition to its generously appointed bedrooms, bathrooms, media room/snug, and mezzanine study, there’s a 50 sqm loft room with ensuite above the garage, well suited to cover occasional overflow or as dedicated kids/teenagers’ retreat. A separate, fully self-contained two-bedroom guest suite offers a beautiful space for extended family and friends, or can produce supplementary income as visitor accommodation.

The grounds are structured, yet blend perfectly into the smooth surrounding landscape, evoking a sense of calm and remoteness without imposing the demand of time. Surrounded and separated from neighbours by the protected Threepwood land, the setting is one of the quietest we’ve come across, and enjoys some of the latest sun of any home in the region.

SHADOWMAP

New Feature

We invite you to try out this recent addition to our marketing platform. Shadowmap is a tool for visualising and understanding how the sun tracks in relation to a property throughout the year.

Important Notes:

  • We’ve tested this against real-life, on-site conditions and it’s generally been very accurate. However, it doesn’t account for the extra sunlight that passes through deciduous trees during the winter months, which in many instances is a significant difference.

  • This tool is most user-friendly on desktop/laptop devices.
